Recycle Day is Wednesday. In general, if a holiday occurs any day prior to or on a Wednesday, the Recycle day will slide to Thursday.

Trash Days are Tuesday and Friday. Trash service is provided by a private company, Triple R, and trash days will bump to the following day if a trash day falls on Thanksgiving, Christmas, or New Year’s Day. Trash may also shift due to inclement weather. Updates can be found on TripleR’s website.

Trash and/or recycling containers shall not be placed at curbside before 6:00 p.m. on the evening before trash and/or recycling pickup, and shall be retrieved before 11:00 p.m. on the day of collection. Trash cans cannot be kept outside in front of garage/house; they must be inside or behind house. Trash cans must be covered when put outside to prevent wild animals (including birds) from getting in and spreading trash.

Homeowners are assigned 2 parking spaces per home, parking spaces consist of the garage, driveway, or assigned parking space if you do not have a garage.

Homeowners/Renters may not use Visitors Parking as one of those 2 assigned parking spaces.

Homeowners/Renters are also prohibited from parking on internal HOA streets (Chiswick Court, Hadden Manor, Whitehall Drive and Regent Manor).

Visitor and HOA street parking is monitored for any violations. Do not park in the turnabout lanes as this is a safety issue. Those areas are used by emergency services, delivery and trash trucks to turn around in the courts.

Do not park on Stewart Lane in the No Parking Zones. Montgomery County Police will ticket and/or tow your car.

Note that cars parked in violation of County code (e.g. blocking the sidewalk) will get towed on sight by any visiting tow truck without any request necessary.

The developer said 18 townhouses, the plans indicate 16 townhouses. Three rows. One row located behind Chiswick Court and Whitehall Drive, and one close to the FDA. (see map)

Currently, there is a pipe from another neighborhood that just drains into the woods back there, flooding down Chiswick. That will be diverted. There is also going to be a drainage pond right near that entrance which will help some.

This will depend greatly on market conditions at time of sale, but the expectation is $600-$700K, similar to what current townhomes in the community could go for. Maybe slightly higher because they are new construction.

Once the developer files the plans (which he has not done yet as of spring 2025), it will take approximately 18-24 months for the County to approve.

Once that is done, best case (including weather cooperation, which means this is unlikely to be best case) it will take 2-3 months to clear the trees, put the required sewer etc. infrastructure in, and pave the new road.

Construction of townhomes will not occur until they are sold, which could be anywhere from months to years, depending on the market conditions at the time.

Actual construction would be similar to what current townhomes took, hopefully less than six months.

The developer does not own all of the land out there, and the property at the top of the hill has actually been out of compliance with their driveway size and location, being grandfathered in pre-enforcement decades ago. The HOA board is working with Vista and the developer to try and resolve that, but chances are very slim that anything will come out of this.

Yes, the majority of trees between Chiswick and the FDA property line where the new homes will go will have to be removed, perhaps 85-90% of them.

Probably not. There will be about 60’ of space from house to house behind Chiswick homes, which will be mostly WHS homes back yard, the new developement front yard, and the road.

That is the assumption, but nothing is finalized. If we do not go that route, there will be no opportunity to get funding from the developer for necessary repairs and enhancements to our community. Discussions continue. The Developer will pay for all legal work if they become part of the Whitehall Square Homeowner’s Association.
